This property is ideally located with highway access throughout, and multiple revenue streams built in to help serve its new owner thrive. LOCATION:
This property is ideally located with easy access right off Highway 181, roughly 14.5 miles from Seminole. The ranch is predominantly continuous on the East side of 181. Another portion of the property (roughly 700 acres) rests just South of the main property, and also features convenient HWY 181 access on the Western end of the tract.

DESCRIPTION & WATER:
Per the sellers, the Great Plains Ranch features roughly 3,885+/- acres of native pasture land, and another 1,200+/- acres of irrigated farm land. While the seller does not own the water rights to the 3,885+/- grass acres, they do have the ability to pump water on the property within certain parameters. Please contact the Listing Agent, Logan Harrison, for more details. The land does however feature an assortment of alternative water sources, including multiple troughs and dirt tanks for livestock. The 1,200+/- acres of irrigated acres includes 7 pivots, and according to the seller are each nozzled between 300-400gpm. The seller does own the water rights on this portion of the property and would convey them in the sale. There are also roughly 15 wells on the irrigated portion of the ranch. The property also features strategic corners of the irrigated circles in the Conservation Reserve Program (CRP), ranging from $60-$70/acre.

SOIL:
Patricia fine sand covers much of the ranch, with Brownfield fine sand and Amarillo loamy fine sand also present in various spots.

IMPROVEMENTS:
The roughly 3,885+/- acres of native grass are fenced with five strand barb wire. Additionally, there are three sets of working pens, one located in each of the three primary pastures, giving the owner the ability to work their livestock wherever they may be at the time. Each of the pens also has its own water source nearby for maximum convenience.
