LOCATION:

Situated northwest and roughly 9 miles outside Dumas, the farm features easy access, with black top frontage running North and South along the eastern border via Hunt Road.

LAND:

The majority of the farm (roughly 61%) is made up of Sherman silty clay loam, with slopes between 0-1%. Dumas loam is the next most prevalent, making up around 13% of the farm, with slopes between 0-1%. Sunray loam follows close behind, comprising just over 12% of the soil. WATER: 

Perhaps one of the farm's best features is its extremely low well count. In total, there are three wells on the property, but only two of the three wells are being used for irrigation, so there is significant opportunity for increased output while still maintaining a low well to acreage ratio. 

The middle well pumps roughly 400gpm at a depth of around 800ft, and per the seller does not draw down throughout the year. The southernmost well produces around 200gpm at a depth of 530ft, and the seller reports that this well also runs consistently without noticeable drop off. The northernmost well is not currently being used, and is the lowest yielding well on the farm. Also with a depth of around 530ft, this well produces an estimated 50-75gpm, and again is not currently in use, but the seller believes that with maintenance it could possibly be improved upon.

Additionally, there are strong wells in the area near the property boundary that are reportedly pumping anywhere from 500-800gpm. The seller believes that similar water could be hit on this farm as well which would significantly improve the overall quantity of water output and improve the farm's operation in the future.

IMPROVEMENTS: 

The farm features three pivots which are all in good working condition. The northwest circle is a 2007 Reinke, the southwest sprinkler is a 1997 Reinke, and the southeast pivot is a 2007 Zimmatic. Each pivot covers approximately 125 acres (78% of the farm) With the current setup, two of the three sprinklers can be run at any given time. 

The farm is also well situated for easy conversion to a cattle running operation, as much of it is already fenced with five strand barbed wire. Currently, fences run along the entire South side, all but one portion of the North side, and halfway up along the western boundary. In order to complete the property, additional fencing would be needed along the eastern border, the interior job running up to the northwest quadrant, and halfway up the western perimeter. 

Other improvements include a 50x60ft barn, older set of pens, and various pivot parts which can convey with the property should a buyer want them.

MINERALS: 

The owners have no knowledge of minerals owned on the property, but will convey any currently owned to the new buyer.
